Project Overview

Offering approximately 750,000 sq ft of flexible, mixed‑use commercial space. Designed to be all‑electric and smart enabled, targeting world‑leading sustainability certifications including BREEAM Outstanding, WELL Platinum, EPC A and NABERS 5‑star. Scheduled for completion in 2027.

The development will create a major new commercial hub within the Broadgate Campus, delivering high-quality, flexible office space alongside public amenities, landscaped terraces, and a winter garden. Designed for sustainability, wellbeing, and modern workplace requirements, 2 Finsbury Avenue will enhance connectivity, activate the public realm, and contribute to the long-term vitality of the City of London.

Joint venture between British Land, GIC and Modon Holding delivering the 2 Finsbury Avenue development. British Land leads development and asset management.

British Land – Joint Venture Partner / Developer

Co‑developer and asset manager for the project, working with GIC and Modon, overseeing delivery of workspace, sustainability strategy and landlord responsibilities.

GIC – Joint Venture Partner / Investor

Singapore sovereign wealth fund co‑investing in the Broadgate REIT scheme and supporting delivery of this landmark office development.

Modon Holding – Joint Venture Partner / Investor

Majority investor in the 2 Finsbury Avenue joint venture, contributing capital and strategic oversight as part of its first major UK real estate investment.

3XN – Architect

Lead designer of the dual‑tower architectural concept, delivering innovative, sustainable workspace with a distinctive façade and integrated amenity spaces.

Collaborating with 3XN to develop detailed architectural design and delivery documentation.

Sir Robert McAlpine – Main Contractor

Appointed to deliver construction of the entire 2 Finsbury Avenue scheme, managing on‑site works and contractor coordination.

William Hare Group – Structural Steel Supplier & Specialist Contractor

Provides sustainable structural steel design, fabrication and installation for the complex façades and frame of the development.

Gardiner & Theobald – Project Manager / Consultant

Offers project management, cost planning and delivery oversight throughout design and construction.
